The first three quarters of 2013 Roaring Fork Valley real estate sale numbers have shown an improvement in Snowmass Village and Carbondale compared to the same three quarters last year (see spreadsheet below). However, the Snowmass Village third quarter total real estate transaction dollar volume number is misleading. On September 26th, a Wildcat Ranch home was sold for $44,000,000. Obviously, this one transaction skewed the number. On the other hand, if one was to eliminate this one transaction from the 2013 thru Q3 numbers, the Snowmass Village dollar volume sales for the first three quarters of 2013 compared to the same period last year would still show an increase of 29.83%. Even though not as drastic as last year, Carbondale continues to show a nice increase in its real estate sales numbers. Last year, Carbondale showed an increase of 59.35% over its prior year's sales numbers. This year, it has shown a 15.25% increase during the first three quarters over the same period last year.

For the first two quarters of this year, both Aspen and Basalt started out with sales numbers considerably below those posted in the same period during the prior year. In the third quarter. Aspen turned around from being a small minus number to posting a 13.39% increase over the same quarter the prior year. Basalt, which showed a double digit increase in every quarter last year over its comparative 2011 period, has shown a double digit comparative decrease in every quarter this year.
