                                                                  2011 VS 2012

2012 started out like a lamb and went out like a lion (see spreadsheet below). In the first quarter, the four primary
markets of the Roaring Fork Valley went down except Basalt. Both Aspen and Snowmass Village went down over thirty
percent compared to the same period of the prior year. In the second quarter, both Aspen and Snowmass Village
continued their slide while Basalt continued to show a nice increase and the Carbondale market caught on fire. In the third quarter, Aspen showed a major turnaround while Snowmass continued its slide. Basalt continued to show a substantial increase while Carbondale cooled down and and actually decreased. In the fourth quarter, all four markets showed significant increases with the Carbondale market catching back on fire. For the year, Aspen was flat, Snowmass Village was down, Basalt was up, and Carbondale was significantly up.

Even though predicting market direction is not a mature science, it looks like according to the fourth quarter of last year,
all four of our markets are showing strong evidence of turning around and heading in a positive direction. With Aspen
showing increases of over forty percent in both the third and fourth quarters, many people are buying in with hopes of
substantial appreciation in the future. The fact that the market looks like it has finally bottomed out and is now heading
back up combined with the low interest rates and a strong buyer's market makes this a terrific time to buy. Please do not
