The Roaring Fork Valley real estate market is once again alive an well. Both the first and the second quarters were extremely strong. In the first quarter, Pitkin County posted a dollar sales number of $250.22M, up 42% from the same quarter the prior year; Garfield County posted $84.45M, up 38%; and the Midvalley posted 56.11M, up 35%. In the second quarter, Aspen dollar sales were up 49.36% above the same quarter in 2013, Snowmass Village was up 18.04%, Basalt was up 53.68%, and Carbondale was up 17.15%. A good indicator that the prices are heading up is the fact that the average price per transaction (dollar volume/number of transactions) is going up. In the second quarter of 2014 compared to the second quarter of 2013, the average price of an Aspen transaction went up 25.55%, a Snowmass Village average transaction up 20.79%, a Basalt average transaction up 14.28%, and a Carbondale average transaction up 23.66%. With every town in the Roaring Fork Valley showing increases in dollar volume, transaction volume, and average price per transaction, the market has bottomed out and is heading back up. This would indicate that now would be a great time to buy and ride the wave of appreciation up.
