Dollar volume sales in all areas of the mid and upper Roaring Fork Valley declined in the second quarter compared to the same quarter of the prior year with the downvalley markets showing more of a decline than the upper valley markets.  The down-vally markets (Basalt/El Jebel and Carbondale) have had more foreclosures and short sales during the past recession years than the upper valley markets. Last year, many of them were gobbled up by those that had been sitting on the fence waiting for extraordinary deals which accounted for the big plus numbers in the last two quarters of 2012. Additionally, the end of the 15% federal capital gains tax on December 31, 2012 caused the fourth quarter to be especially high. This year, the foreclosure and short sale inventories have been somewhat depleted which has reduced the buying frenzie. Thus, we are seeing lower dollar volume sales this year versus last year, yet at the same time, the average price per transaction is begining to rise is most markets. However, there are still many really good deals being made because the market would still be classified as a strong buyer's market.
